The new era has led us to rethink the construction bases to adapt the buildings to the user of the future. This was the biggest challenge in Arapiles 13, the reform of this impressive building of 20 floors and nearly 15,000 sqm had the objective of becoming a benchmark for sustainability in the Chamberí neighborhood, in the heart of Madrid.
With the premise of achieving a well-being environment for its occupants and with the highest care and respect for the environment, we embarked on this exciting 13 month refurbishment, where the highest quality standards have allowed us to opt for the prestigious BREEAM and WELL certifications, thinking of a space for everyone as will be accredited by the AIS accessibility certification - in process.
Our construction team and a 200% involved property have been able to successfully complete the construction of this unique building in the area. During the process, efforts have been focused on ensuring both quality and the efficient and sustainable use of resources with renewable energy sources, as well as the exhaustive selection of materials whose origin, use and useful life guaranteed a minimum impact on the environment. All this added to an extraordinary waste management with a recycling rate of over 85%, which has allowed us to give a second life to more than 5,000 m3 of materials.
One of the key elements in terms of energy efficiency has certainly been the installation of the active façade made up of a modular system of exterior and interior glasses with an intermediate chamber that is part of the air-conditioning system, making it possible to take advantage of the exterior conditions to improve the thermal comfort of the user with the minimum energy cost.
All this is monitored from an advanced control system that also allows efficient management of ventilation systems, lighting, shutter control, lifts, accesses, among others, allowing the building to adapt to the real needs of users and the environment.
Systems such as high efficiency filters and active polarisation, photovoltaic production and the aerothermal system installed on the roof as well as the new gardening areas make Arapiles 13 a benchmark building not only in terms of construction, but also in terms of respect for its surroundings and the environment.
